The modulation feature allows them to operate at different BTU levels depending upon the amount of heat that is required at a given time (as opposed to a traditional boiler that fires at 100% even if only a small amount of heat is required). The condensing property refers to the ability to convert the condensed liquid that is produced by the boiler into energy. By doing so the boiler wastes less energy and is therefore more energy efficient.

For replacement boilers, if your previous boiler was sufficient and worked well you can simply replace the existing boiler with a new one that has the same BTU capacity. For boilers that are being installed in new residences you will need to find the BTU requirements by doing a heat loss of your given space. The heat loss will depend on insulation of walls and ceiling, window type and frequency, outdoor temperature, and several other factors.
