Either unit would work as long as they can both meet the BTU requirement of your house. Series 3 units are more efficient than Series 2 models. Series 3 boilers also feature the IQ Control System.
Any Burnham boiler can heat three zones if the zones are set up properly. The P203 may be undersized for a house that size, but the only way to be sure would be to determine a BTU requirement.
