Waste of money
Don't waste your money.
Get an ordinary FIPxFIP hose (QFC-7518). FIPxMIP ball valve (40533W). MIPxPEX adapter (LF4527575).
Less money and you added in the required shut off valve for the cold inlet.
ProPex shut off valves are expensive so take advantage of already having NPT threads coming off the water heater and put the valve before your adapter to PEX.

Q: Would you need this with a gas fired tankless waterheater, the exhaust exits the heater on the top using a PVC pipe and the water inlet and outlet are on the bottem.

Verified Reply- PexSupply StaffIf the inlet and outlet are at the bottom of the unit and more than 18" away from the flue, you would not need this adapter unless it's a local code requirement.

Q: Why do I need this, do you need this on all water heaters, why can't you just put pex pipe directly to the water heater with a pex pro to pipe thread fidding.

Verified Reply- PexSupply StaffYou would only need to use this adapter with a gas or oil-fired water heater. PEX should be kept at least 18" away from the flue of these units to protect the tubing from the intense heat present there. No adapter is required with electric water heaters. Always check with local plumbing codes, which may have unique requirements.
