This kit is straightforward and does the job! Now the pressure regulation is back to normal. The kit does require some special tools. The size of the wrenches required to take off the back covers are large and probably not in most homeowners tool kits. Also impact tools were helpful. I did go get replacement bolts for the adjustment cover and switched to stainless.

Repair kit did not fix problem
The pressure regulator problem I observed on a 4 year old unit: regulates at 50 psi after water flows, but pressure creeps up to 100psi over the next 30 seconds. Adjustment does not help.
I installed all parts in the repair kit and the same problem happened. Upon further disassembly and inspection, I found "pitting" (like from erosion, not corrosion) in the bore through which the stem passes which allows leakage around the stem o-ring. This is the body of the casting, so whole unit needs to be replaced. It's too bad that the stem bore is not replaceable like the stainless steel seat.

Saved my plumber's crack in the nick of time
I had a pressure spike and needed this rebuild kit. I ordered it from a competitor and continuously receive notices of delay. After over three weeks of waiting, I switched over to supply house and got the part for a better price and within a few days.

Overpriced rebuild kit still more economic than new valve
Watts is making a generous profit on this kit. This one was double what it cost 13 years ago when I rebuilt it the first time. Parts were original equipment quality and fit.
With cleanup of re-used internals (not part of kit) will take you an hour. Still saves $$$ over replacing the 1-1/4 " valve. On less expensive smaller valves probably smarter to replace the valve.

I have and will continue to buy this kit again
First, the city water coming into our house in Phoenix is pretty hard. And this PRV is before our water softener. The hard water makes the PRV stick. The water pressure stays way up at 80-85 PSI. Too high.
So we took the PRV apart and cleaned it with Lime Away, rinsed everything and reassembled the PRV . It took awhile to dial in the exact working pressures.
Overall the rebuild process took about 3 hours being very careful, slow and cleaning thoroughly.

Parts were fine, but should include a spring
I bought this kit to rebuild a pressure reducing valve. When I got the valve apart, the only part that was failing was the diaphragm spring, which is not part of this kit, and cannot be bought separately. So in addition to this over $100 purchase, I had to buy a replacement valve from a local vendor for roughly $900 (included rush shipping). It might be a better approach to simply replace the valve, which is quicker and easier anyway. The kit is also downgraded for a lack of instructions. The kit came with the instruction sheet for installation of a replacement valve.

Q: can I purchase a bottom cap and gasket. Mine is slowly leaking from deterioration. Most kits which I see have only the guts. I need the bottom cap only.
