My ultra 230 came with a orifice (disk) that can be installed for propane use. Check the online installation manual to see for sure if that is still an option. This Ultra boiler would be a good choice if your current boiler is gas-powered, but it may require different venting methods. Keep in mind that condensing boilers are not able to achieve their full efficiency ratings when they are used to produce "high-temperature" water (above approximately 150°F).

Yes, but you would need a separate zone controller for 6 zones. The on board hardware/software only recognizes 3 zones one being the boiler circulator itself.
This boiler is designed to operate as part of a closed heating loop. This means that it continuously cycles and reheats the same water (for many years, ideally). The only water supply to the unit would be from a pressure reducing fill valve connected to the boiler and a water supply line. It offsets any minor water loss from valves, air eliminators, etc.
A thankless water heater is not needed with this boiler to operate. If you want to use it for domestic hot water you'll need to add a heat exchanger water tank. The water that circulates in these boilers contains ph adjusting chemicals to preserve the slimjnim heat exchanger.
This boiler will operate independently of an hot water system. You can heat your home with it and continue to use your tankless water heater.
