A versatile toilet seal worth trying

I started using these in my motel maintenance business to deal with recurring issues I had with side discharge toilets which were more susceptible to shift from side to side with heavier customers thus breaking the wax seal. They are very good for this. A little toilet movement no longer results in a broken seal since the foam and rubber construction gives and springs back. On floor mount toilets, motel tile floors are typically not level and toilets usually need shimming. These seals allow shimming to be done after the toilet drop without fear of breaking the seal. Also, since they are generally thicker than a normal wax seal and are easy to compress, they work in a wide variety of scenarios...i.e. flange too recessed or a little too high. Three notes though: 1) On the inside there is a fold out lip that directs waste into the plumbing. On some specialty toilet flanges like an inside 3" PVC, this lip doesn't fit inside the flange and crumples. In this case you must flip the Saniseal upside down as the instructions also indicate. 2) These are made with a foam type material lined with a rubbery like outer skin. Be careful not to tear the outer skin otherwise the foam inside may collect waste water and become waterlogged. 3) Although I have used these on cast iron flanges, these tend to be pitted and not always flat surfaced. You may have to reseat toilet more than once and watch for metal edges tearing the seal. Likewise, plastic flanges that have been previously repaired with metal "half ring" repair kits are uneven and need more deliberate carefulness. There are other similar products which I have not tried all of yet but in general I make it a point to have at least 6 of these in my stock at all times. I consider them valuable enough of a time saver to warrant the extra cost compared to wax rings.

I bought these to try them out at my house before using them for customers. I'm glad I did. I had to pull my toilet a couple times for renovations so I thought this would be great rather than wasting wax - I would just reuse it. It worked great but then the green cover came off and I found it is a sponge covered with a waterproof material which flakes off. It doesn't last long. Granted I abused it a little pulling and resting my toilet multiple times in a matter of months but if this stuff flakes off in your customers house not long after you install it, you will all be unhappy.

Does not work

Bought maybe 20 to try and had to replace almost all w korky foam. These saniseal get waterlogged and leak big time.

Great for multiple toilet pulls

I use this for bathroom flooring jobs so customers can use the toilet in between flooring prep and finish. In combination with an adjustable removable flange (the one with the allen wrench screws). I prep the sub floor, put down the hardie board, put on the flange, and use one of these so that the customer can use the toilet until we're ready to lay tile or linoleum. I have customers with only one bathroom and this saves the hassle of dealing with messy wax rings until everything is installed and ready for final install of flange and regular wax ring. From what I've read, these don't last as long as wax rings but they are a great temporary solution and seal perfect.

Fantastic product.

Great product

I'm Chief Engineer at a major hotel and in the same situation as MisterJK. :Wall discharge toilets that won't hold a wax ring in place. I've purchased dozens of these and will continue to. They are great and work well with the rough, rusty toilet flanges we have. And, they're reusable. As someone else pointed out, if you have a leaking toilet, it won't be leaking at the flange. The only problem is that they can be very difficult to find locally.
