Description

The Resideo BP900 backflow preventer is designed for continuous pressure applications on small supply lines. It uses an intermediate vacuum breaker to protect against backflow and back siphonage of contaminated water into portable water supplies. The BP900 is deal for boiler feed lines, livestock drinking fountains, trailer park water hook-ups, laboratory equipment and numerous other applications.

Exact replacement for an original back-flow preventer

This was a replacement for a back-flow preventer with vacuum breaker in the "auto-fill" water inlet of a Navien combi-boiler. The valve(s) in the old unit had stuck shut so that no water could flow to the auto-fill valve in the boiler. This prevented the boiler from operating due to a low water level. The replacement unit was an exact fit for the old one. I was able to use the old union parts and just slide the new unit into place and re-connect the union joints. The boiler is now operating perfectly again. One lesson learned was to operate the boiler pressure relief valve each year to not only check that it is not stuck (safety issue) but this also lets a little water out of the boiler and in-floor heating coils. The drop in pressure will cause the auto-fill valve to operate and water to flow through the back-flow preventer to bring the pressure up. I believe doing this would have kept the original back-flow preventer from sticking in the closed position. It would have also made it obvious that the auto-fill function was not working. Thanks to SupplyHouse.com we have heat again! The service was great and the delivery was quick, considering the time of year and COVID-19.

Just installed my 3rd replacement in 8 years.

They keep failing and preventing water pressure from entering the boiler. I just dissected the latest failed part and found that the first check valve stem was seized. I imagine it is from sitting all summer not being used. It should be designed for this exact use as it came with the new boiler when I bought it. I was able to free it up and will now reuse the failed/repaired ones as replacements when the new one I just installed fails.

I would buy this again.

I purchased this back flow preventer to a leaking one on my boiler. It was a in kind replacement and worked well.

These have proven to be unreliable

We've been installing these for 4+ years and in the last couple of years we've had a few fail. They're seizing up and not allowing any water to come through. Not a lot have failed, maybe 5 or 6. That number compared to the zero failures with the Watts unit that we installed for all of the years before these, makes this part unacceptable in my opinion

1st check valve keeps seizing

Installed it 10 months ago, 1st check valve keeps seizing. Not very effective if water doesn't pass through it when there's a 30psi difference across the check valve. I'm in well water but I have a water softener and an iron curtain. It should last longer than 10 months. I'll be contacting customer service to submit a warranty claim to replace it with a different brand as this seems to be common with this brand/model.

Yes. It is typically used for boiler feed water from a potable source. Should work fine for a water heater.
