Please take a look at page 9 of the install manual for included accessories and optional accessories. Venting and Isolation valves are not included with the heater. The indoor unit has a built in temperature control.

Yes, the water heater can be used to supply potable water and space heating but shall not be connected to any heating system or component(s) previously used with non-potable water where any chemicals were added to the water heating appliances. When the system requires water for space heating at higher temperatures than for other uses, a mixing valve should be installed to reduce the scald hazard potential.
